Figuring out what a home is worth is not a guessing game. Unlike many Realtors, we do not believe in the "PFA" (Pulled From the Air) method of determining the fair market value of your home. The Schuman Team strategy is based on a mathematical calculation that includes market trends, sales history and an evaluation of home improvements coupled with what potential buyers are seeking.
In today's highly competitive real estate market, from Potomac to McLean, Georgetown to Gaithersburg, pricing a home fairly and correctly is critical. Price it too high and your home will frighten away potential buyers and languish on the market; price it too low and you forfeit your hard-earned equity.
Before pricing each home and once a listing agreement has been executed, The Schuman Team hosts a WFP broker event at your home. 10 to 20 of our area’s best WFP agents tour your home, evaluate, answer questions about staging, improvements prior to listing and pricing. Their individual answers as well as the price of comparable homes sales (and area homes sold with similar features and conditions) becomes the basis for our ultimate suggested list price.
